New family homes with A3 energy rating from €205,000 in Clongriffin

Three-bed redbrick houses close to Dart and beside landscaped park

It will be interesting to see how many people turn up this weekend for the launch of Parkedge in Clongriffin, Dublin 13, where 16 new three-bed redbrick houses are being offered for sale, priced from €205,000.

New homes developments are unusual these days and the houses in this one come with an A3 energy rating. Gannon Homes is behind the scheme and has planning permission for 70 houses in its first phase. Located beside Father Collins Park and a five-minute walk from Clongriffin DART Station, the units are priced up to €220,000 for end-of-terrace houses through selling agent HT Meagher O’Reilly. Nama is backing Gannon Homes to complete this scheme.

The houses are 108sq m (1,160sq ft) and spread over three floors. They have kitchen/dining areas with white high-gloss kitchens and smoked oak butcher-block worktops, and contemporary living rooms. The main bedroom is en suite and all of the bedrooms have fitted wardrobes, which are mirrored in the main bedroom and white vinyl in the other bedrooms. There’s also a main family bathroom that comes with tiling as standard.

The energy savings that come with these homes offer a bonus for buyers. The heating comes from a gas condensing boiler system with three zones: living, bedrooms and hot water, and the radiators are fitted with thermostatic valves giving additional room-by-room control. A three-channel time clock is fitted in the kitchen area to control the heating and there are Kingspan thermomax evacuated tube solar panels which are designed for a Northern European climate and, according to Kingspan, are 30 per cent more effective than flat plate collectors.

The houses also come with rear gardens that are levelled and seeded and have timber fences. There are two parking spaces per house.

Father Collins Park is a 22- acre facility designed by Argentinian architects, Abelleyro & Romero, which combines a mixture of landscaping, art, architecture and water features. The park offers playing pitches, a children’s playground, a skateboard park, and a running track. Development work is expected to get under way early next year on an Islamic Cultural Centre, including a large mosque, at Clongriffin following the granting of planning permission for the €40 million complex by Dublin City Council.

The six-acre campus is being promoted by a Dublin-based Muslim group and will be developed by businessman Gerry Gannon on part of the extensive lands he owns at Clongriffin.
