Seventeen detached four and five-bedroom houses are for sale in Brighton Square, off Brighton Road via Brighton Place.

The small cul-de-sac is almost finished and the quality of workmanship is already evident in the abundance of red brick, glossy mahogany front doors and fully landscaped gardens.

All this comes at a cost, although prices are average for the location given the ample proportions and swish interiors. Kelly Walsh Property Advisors & Agents are quoting from €2.4 million for the smallest 203sq m (2,185sq ft) four-bedroom house, with slightly more for those with a detached garage and larger dimensions. Five-bedroom houses with 281sq m (3,015sq ft) of space cost €3 million.

Developer Burkeway Construction has pulled out all the stops to persuade buyers to part with their cash, and many will be tempted.

Traditional timber windows are framed with panelling and are deep enough to accommodate plants and knick-knacks.

Solid mahogany sliding doors link sitting and diningrooms, Staircases have deep mahogany banisters.

Underfloor heating has been installed throughout. The houses have also been wired for surround sound, with broadband, television and phone points in all rooms.

Kitchens are sleekly modern and buyers can have the smart granite-topped showhouse model or choose an alternative design with an allowance.
