Set on the corner of the Phoenix Park, in what used to be a wooded paddock, Fawn Lodge is quiet, secluded and secure. Built by Fiancon Builders, Fawn Lodge was first put on the market in 2007, but the majority of these highly finished apartments were not sold, and were instead rented out and managed.
Now, 13 of them are being relaunched by Knight Frank and Citywide at a starting price of €299,950, which may be reviewed upwards for future releases .
Most of the apartments are two beds, with the few three beds set to go fast. All essential appliances are included in the sale, as well as existing furniture and a parking space. With only two apartments on each floor, and six in one block, they maintain quite a high level of intimacy and seclusion – these are not densely packed, high-volume developments, and that is clear from the tranquility of the grounds. Each master bedroom has an en-suite, with another large bathroom in the hall and a spacious (and almost as large) second bedroom alongside.
The matured grounds make for pleasant window viewing, and with Colin Farrells childhood home across the road in Park View, there’s more than just woodland to admire.
The interior is finished to a high standard, with walnut and oak doors throughout as well as a feature gas fire in the living room.
The only problem here is that the entirety of the apartment does seem a little short on space considering the asking price, though that would have to be levied against the quality of the location for schools, Castleknock village and the excellent amenity that is Phoenix Park.

Newly launched Parkedge in Clongriffin mirrors its namesake with leafy views of Father Collins Park from all front-facing windows. Another Gannon Homes scheme, Parkedge makes an interesting addition to the market, and these 12 three-bed houses are the first phase of what is planned as a much larger development, with 20 more properties due for release in the next month. A further 146 units are currently planned for 2015.
A lot of its appeal is to young first-time buyers in the area, with seven units purchased last weekend. Within walking distance of Clare Hall Shopping Centre and a large Dunnes Stores, as well as a Dart stop and ample bus routes, the area is well served with amenities.
Around the scheme, empty glass-walled commercial spaces point to the recent downturn, but busy construction work and the influx of new young families lend a feeling of regeneration .
The houses are spacious (1464 sq ft/ 135 sq m) and functional, all have a BER A energy rating and come with two parking spaces each. Built across three floors, the first-floor living room takes advantage of the sweeping views of the park.
