Dublin 15/from €245,000: One of the first new homes launches off the block this autumn is the latest project by E P Lynam Properties, off Hansfield Road at Latchford, Dublin 15.

In the first phase, 50 two and three-bedroom houses are on offer, with prices starting at €245,000 for 75 sq m (807 sq ft) two-bed units. Three-bedroom houses of 94.6 sq m (1,018 sq ft) cost from €285,000.

Selling agent Sherry FitzGerald New Homes will be taking bookings at showhouses, going on view today for the first time. The Latchford site is opposite the huge Ongar development in a district called Castaheany, close to the Ravenswood estate.

Developer E P Lynam has a strong house-building record in this part of Dublin. Buyers can visit established estates - like Roselawn and Delwood in Castleknock and Limelawn in Clonsilla - to see how the finished scheme will look.

The houses at Latchford have brick frontages with decorative detail, one of this company's signatures. Porches have hanging roof tiles in a matching pattern. Ceiling heights are a respectable 9 ft and good use has been made of available living space.

Standard features include gas heating, quality kitchens and sanitary ware, fireplaces from Lamartine and tongue and groove upstairs flooring. Bedrooms will have fitted wardrobes.

Some houses will have the traditional small planted bed and most back gardens are a fair size. End and semi-detached houses include a timber side gate. Completions at Latchford are expected by the end of the year, according to the selling agent.
