A new yield benchmark of 4.7 per cent for an office investment in Cork has been set with the sale of Scottish Provident House at 52 South Mall. A private investor is understood to have paid just over £2 million for the three-storey building which is producing rents of £102,105 per annum. Lisney, which had been quoting a guideline price of £1.57 million, could not confirm the selling price. The 9,178 sq ft building is located on a prominent corner position in Cork's main banking and commercial area and is occupied by Swansea Cork Ferries, Scottish Provident, the Office of Public Works and Local Eyes.
