Co Meath/from €265,000: Navan has had more than its share of new housing estates in recent years, many of them in the Johnstown area where back-up facilities have been slow to develop. Those buying homes in a new development at Boyne Road will have no such predicament because the site in old Navan is in walking distance of the town.

The location is easily the best to become available in recent years, because Boyne Road has long been acknowledged as the best residential road in the town, high above the river with lovely walks and woodlands.

The Glen Veigh development will have 90 homes when completed and though the new homes market in Navan is not exactly hopping, 71 of them have already been snapped up in record time - mainly by word of mouth - because of the superb location and the high quality finish of both the detached and semi-detached homes. Quite a few were bought by Dublin commuters because of the significant price difference between Navan and the Dublin suburbs and the fact that the scheme is less than 10 minutes' drive from the Slane-Dublin road.

Eamon Gavigan of local selling agent Raymond Potterton estimates that prices for similar homes would be at least €60,000 higher in several north Dublin suburbs.

All but one of the large four-bed detached homes have already been sold - the one available has just come back on the market and is priced at €375,000. It has a floor area of 145 sq m (1,564 sq ft) including three reception rooms.

The main interest will be in the four-bed semis which are also quite spacious at 124 sq m (1,340 sq ft) and are conservatively priced at €265,000 and €270,000. They have a larger than usual entrance hall and an equally impressive landing overhead. There is a guest toilet away under the stairs and storage space.

On the opposite side of the hall a door leads into a fine livingroom with broad bay window and an attractive fireplace. Double doors open into a bright diningroom which has a sliding door leading into an enclosed garden. The kitchen-cum-breakfastroom has a good range of wall and floor units and a side door. Upstairs, four bedroms lead off the landing. The main bedroom has an en suite and there is also an impressive main bathroom.
