BLACKROCK: €850,000A NEW SPLIT-LEVEL house in Blackrock has been carefully thought through by its designers, Davey Smith Architects, and has lots of storage, natural light and wiring for all sorts of technological appliances. There is also underfloor heating with controls in each room

The house, which is for sale for €850,000 through Douglas Newman Good, centres around the kitchen and living area which is reached via the entrance hall.

Like the house itself, this room is on split levels with the pale glossy kitchen units, polished stone worktops, stone floor and white bookshelves all gleaming clinically beneath a large rooflight.

Steps lead up from here to a living area, with a suspended stove offering cosiness, where inhabitants and guests can loll after dinner or where – indeed – parents can keep an eye on children who have got bored of sitting at the table. Sliding double doors lead from the kitchen to the rear garden. To complement the storage in the kitchen there is a utility room just off here which also has built-in glossy units and a sink.

The entrance hall also leads onto a sittingroom – currently used as a bedroom – with a large picture window that overlooks the front garden. Adding to the feeling of space is the sloped ceiling.

At the lower level are two further bedrooms: one to the rear and another to the front, which has an en suite with a corner bath. There is also a shower room in the house.

To the front is a gated garden with a gravelled area that will accommodate a few cars. At the back is an enclosed garden with lawn and patio area tiled in stone.
