A mews house on Mountpleasant Square, one of Ranelagh’s most desirable addresses, is a rare thing. Most were sold off years ago.
With houses on the square selling for between €1.05 million and €1.25 million in the past few years, according to the Property Price Register, the mews to the rear of number 31, which is asking €650,000 through agents Lisney, may provide an affordable route into the locale.
The cut-stone house was built in 1997 and was put on the market in 2001 with a guide price of €444,401. The current owners bought it in 2009 and put their stamp on it.

The front door is situated in the pedestrian lane that links Mountpleasant Avenue to the square. Horses and coaches would once have driven along here, and the odd pizza delivery scooter uses the lane as a shortcut.
Classically decorated
The house has a decent entrance, which opens into a formal and classically decorated sittingroom. This is a dark space that probably comes into its own at night when you want to curl up on the sofa. Its window overlooks Richmond Hill and is close enough to the road for a bird’s eye view at rush hour, when the avenue is lined with cars.
Double doors lead from the sittingroom to the property’s key feature, a really bright vaulted room that spans the width of the house.
The dining area has lovely proportions and is lit from above by a bank of roof lights that feed southerly light into the space. It is a room you want to linger in.
Double doors open out on a large brick courtyard that, given its proximity to the big houses on the square, feels very private. It has an easterly aspect.
