With the Lions tour heading to Eden Park this Saturday, 12 Deerpark Road is the very place to be for the game as this detached property boasts its own “rugby room”, a lovely gas-fired space, with a chimney breast painted Leinster blue and glazed doors opening out to the lawned garden.

The owners built the 325sq m/3498sq ft house in 2006 in the grounds of the bungalow on half an acre where they had raised their family. They reduced the size of the bungalow to a three-bed property and built this new house on the grounds – a site on about 0.2 of an acre.

The owner couple had spent years drafting plans for their dream house says the owner. He wanted a room where he and his friends could gather for matches without taking over the whole house – and she wanted a light-filled space for the family and grandkids to gather.

And the room to the rear of the house at entrance hall level does just that. A beautiful marine blue Poggenpol kitchen sits in a u-shaped space with silestone countertops and is lit from above by a bank of roof lights.

The gable wall is all glass with the city’s sprawl framing the dining and sitting areas providing views to the Aviva Stadium and the Pigeonhouse towers.

“We spent about nine months putting together a list of the features we wanted with architect Joe McSweeney,” the owner says. And it shows.

Outdoor room

Doors lead from the kitchen to a terrace floored in Bosnian marble with glass balustrades and a teak tread staircase that leads down to the garden. Furnished with sun loungers this really is an outdoor room that gets the sun all day.

There are formal interconnecting reception rooms, including a bay-windowed room to the front used as an office, that links to a sitting room to the rear. These rooms have matching marble fireplaces. There is another room at hall level – a formal dining room – a space they don’t use much.

There is a further office upstairs to the rear of the house with a fine view of Dublin Bay.

The main bedroom also shares the same views and includes a dressing room and a shower ensuite with its own window. There are two more large double bedrooms to the front. One has a shower ensuite.

This is a great property with lots of space for all the family, located close to all the amenities of Mount Merrion, and lovely Deer Park on its doorstep.

With many sales in this area often of the executor kind and in need of modernisation, this is a property where all of the hard work is already done, right down to the gardens, which were landscaped by Lisa Murphy of Landscape Restoration Design.

The property is for sale for €1.75million through agent Lisney.
