Number 18 Jamestown Road is in walk-in condition thanks to a decade of work and investment by its owner.

According to the Property Price Register, he paid €170,000 for it in 2012, at possibly the bottom of the market.

A woodwork teacher, the owner did some of the jobs himself but was also smart enough to know when to call in the professionals.

When he bought the 1930s terraced house it had a small scullery kitchen to the back and he made do with this for several years for before he could afford to do a big job on it.

By living in it for a time before embarking on a big refurbishment, he had plenty of time to figure out what he wanted to do which helped him brief Wexford-based architects O’Driscoll Lynn (ODLA) in 2017.

He wanted more kitchen space so added about 30sq m to the back of the house. This included a sheltered cedar-clad deck that shields you from the rain. He also added a downstairs bathroom and utility.

He saved money by buying the kitchen carcasses and installing them himself, building a large island as well as cupboard space. These are painted Smoke, a slate-blue colour by Neptune.

He also saved money in the beautifully appointed garden by designing it himself. As well as woodwork he teaches graphic design and so was able to sketch up scale drawings mapping out his requirements.

He got landscapers to price the works, which came in at about €16,000. Instead of employing them he opted to hire direct labour and oversee the works himself, employing a bricklayer for several days to do the blockwork for the bench seating, paving and planting.

The reception rooms are now washed in colour. The living room to the front benefits from a bay window and is painted a soft sage green while the dining room is a pale blue and opens through to the kitchen. There is oak parquet flooring throughout.

At first-floor level the landing ceiling has been opened up to double height with Velux windows washing it in light. This creates a dramatic effect. The third bedroom, a single, is used as a home office.

The entire property was insulated to give it an impressive B2 Ber rating.

Now extending to 131sq m (1,410sq ft), agent Brock Delappe is seeking €495,000 for the three-bedroom, two-bathroom property.
