The second generation of Lynam Homes, brothers Séamus and John, estimate that the firm has built about 5,000 homes since it first launched. Almost 1,000 of those units were built in Clonsilla, in earlier stages of Castlefield, a development that was started in the late 1990s. They continue to deliver well-built family homes close to schools and amenities, with St Mochta’s National School literally around the corner.

The first 16 three- and four-bed semis launching at Castlefield Hall overlook the earlier development. The pitch on these new homes is higher, thanks to their engineered trusses that make converting the attics within really easy, explains John Lynam as he descends the pull-down ladder which accesses the attic.

“New home buyers want room to improve,” Lynam says, and there’s plenty of space to create a master suite or a large den in these attics. The two-storey homes have brick fronts and large Munster Joinery windows.

Living spaces

Stretching to 6m wide, the four-bed unit, 134sq m (1,447sq ft), has two very fine but separate living spaces. There’s a well-proportioned sittingroom to the front, where showhouse decorators House & Garden have installed smart joinery on either side of the wall-mounted Dimplex electric fire; but it is in the kitchen to the rear where the extra width comes into its own.

Here the double-bevelled units by BeSpace have soft-to-the-touch Velstone counters and splashback, plus plenty of storage including shallow spice presses set above the Faber extractor that telescopes back into itself.

The decorators have added smart shelving in the living area that frames the large-format TV; clever bench seating, installed by Fitzgerald Kitchens, provides extra storage. While the fit-out is not standard, the kitchen appliances are, and include a full-size freezer and separate fridge.

Utility room

There is also a vented utility room with space for a clothes horse.

The gardens in this phase all face south and include a granite slab patio that extends to about 3m, giving plenty of space for patio furniture.

Upstairs there are three good doubles and a spacious single off the roomy landing. The mushroom-coloured handleless wardrobes are also BeSpace. Prices for the four-beds start from €460,000 through agent DNG.

The three-bed semis are very similar in layout but constructed on a narrower footprint. Measuring 113sq m (1,255sq ft) these start from €385,000. Designed by Cantrell Crowley Architects, the A-rated homes have natural light in both the en suite shower room in the master bedroom and in the family bathroom.
