Ballsbridge townhouse for €1.1 million

Three-storey property has had a contemporary make-over, opening up the ground floor and freshening up its 1990s look

Simmons Court is a quiet, Cosgrave-built gated development, at the junction of Anglesea and Simmonscourt roads, within striking distance of the RDS, the Aviva Stadium, and The Four Seasons hotel, which is located at the Ballsbridge end of the road.

Number 13 is a four-bedroom terraced townhouse that could suit families or downsizers not fazed by it being set over three levels. Given the location, it might also appeal to an investor.

The house was purchased in 2011 and refurbished in 2012 by Ken Byrne of Project Design Architects who moved the stairs to open up the ground floor area and create one big open-plan kitchen, dining and living area with a guest toilet under the stairs.

Large sliding glass doors open out to the southeast facing back garden and a sandstone patio. He also installed underfloor heating throughout its three floors. The house now has a B2 Ber.

Roomy

The property is roomy, measuring 175sq m (1,885sq ft). Set out over three floors it lacks a second reception space which many buyers view as essential to accommodate children or teens.

There are two double bedrooms on the first floor. One of these could easily become a second reception space. The bedroom to the rear has access to the family bathroom on this floor. There is also a sizeable utility room where the washing machine and drier are housed. It is set up as a mini kitchen complete with under-counter and over-counter units that can’t really accommodate clothing and bed linen.

A steep open-tread staircase leads to the third floor and two more bedrooms. The main bedroom overlooks the back and the tall conifers to the rear.

The property is asking €1.1 million through agents Gunne who sold number 20, a detached four-bedroom property in the complex, last September for €1.25 million. Number 15, sold in November 2013 through agents Lowe for €522,000. Number 11, a detached four-bedroom property in the same development is asking €950,000 through agents Sherry FitzGerald.

Gunne agent Peter Fahy believes the house could earn a monthly rental income of between €3,500 and €4,000 as a corporate let.

There is allocated parking for up to two cars.
