An L-shaped extension at the back of a house in Booterstown, Co Dublin, is its standout feature. The living room/kitchen/dining room extension, built over a decade ago by the couple who bought the 1950s house in 1998, is a bright space with windows wrapping around it, three Velux roof windows and underfloor heating.

No 55 Woodbine Road, a 176sq m (1,894sq ft) four-bed semi, is for sale through Lisney for €1.25 million. It has a D1 Ber. The property has generated strong interest since it went on the market in mid-April, mainly from people trading up who want more space, says Lisney agent Stephen Day, adding: "It's difficult to find a house in walk-in condition." Prices of over €1 million for a good number of houses similar to this seem to be no deterrent.

The open-plan kitchen/dining area has black polished-granite countertops.

Double doors open into the front hall which, like the extension, is floored with pale ceramic tiles. The kitchen has black polished-granite countertops and island unit and a large cream Aga radiating heat. A step down in the corner of the kitchen leads to a small utility room, with a door to the side passage outside.

The kitchen features an Aga and an island.

The living room has built-in shelves along one wall, with a raised glass-fronted electric fire inset with a limestone mantel. There’s plenty of room for comfortable seating as well as a large dining table, all overlooking the back garden.

The open-plan dining/living area features built-in shelves.

Double doors open from the living room space into two connecting reception rooms: like all the house, they’re decorated in neutral shades, with cream carpets and matching open fireplaces with pale grey limestone mantels. The dining room/music room is separated from the living room at the front by a wide arch; a box-bay window in the living room looks onto the front garden.

The rear garden is sheltered by mature trees.

On the opposite side of the front hall, down a step, is a cosy sitting room/play room (converted at some stage from the original garage) and there also a downstairs toilet.

Upstairs are three double bedrooms and a single, currently used as a study. The main family bathroom is fully tiled with smart grey marble and has a double shower and access to the attic. The main bedroom at the back of the house has a smart en-suite wet room that’s tiled with the same grey marble tiles.

There’s a patio off the kitchen/living room/dining room opening onto the back lawn. The garden is a sheltered by mature trees, hedges and shrubs, and has a small side patio. There’s room to park a number of cars in the gravelled front garden.

The house is a reasonably short walk to UCD on the other side of the N11. It’s also close to shops on Woodbine Road.
