Having undergone a very recent renovation, 128 Tritonville Road in Sandymount is in walk-in condition. This wasn’t the case when the owner bought the two-storey over basement house.
That was in 2001, and the house was divided into nine bedsits. They didn’t move in because shortly after they bought, the young couple moved to London and it was 11 years later that they decided to make a start on their plans to bring the house back to a single family home. Even then, they handled the work remotely, only moving back to Dublin just over a year ago.

They moved home when their second baby was due, and now that their third is on the way, it’s time to move to a larger house.
The four-bedroom, extended terraced house with 172sq m (1,852 sq ft) is for sale through Lisney for €1.75 million.
While the house is currently laid out as a four-bed, it’s likely that prospective buyers will view it as a three-bedroom house because the fourth bedroom is in the back reception room on the hall floor.
Buyers of these type of houses are usually drawn to them because of the two impressive reception rooms with their high ceilings and sash windows, and unless they need the sleeping space new owners will probably take out the built-in wardrobes, install a period-style fireplace and knock through to the front reception room.
As big as that job is, it is the only thing to do – everything else is done and done very tastefully.
The new two-storey extension gave an extra room down at basement level and a larger bedroom in the first floor return, which has fitted wardrobes. Beside it is the family shower-room.
At the top of the house the main bedroom runs the width of the front and has cleverly designed room dividers, giving it a dressing area and good storage. The en-suite has a bath – this room was created by taking space from the rear bedroom.
The basement was knocked through to create one large room with the kitchen area to the front and a dining and seating area to the back, where accordion glazed doors open out to a paved patio.
A room currently used as a playroom could also be a lovely bright sitting room as it looks out on the landscaped back garden, planted in lawn and fringed with shrubs.

Security system
The kitchen with its grey gloss doors, stainless steel appliances and large island is very smart and the large creamy tiles on the floor give a feeling of space. A small utility room also houses the screens for the home’s security system.
There’s a guest bathroom down at this level, tiled in the same neutral contemporary style as the other bathrooms in the house.
Off-street parking to the front is for one car and there is rear pedestrian access.
