A four- to five-bedroom redbrick in Donnybrook with original features

Number 47 Belmont Avenue, Donnybrook is a fine redbrick period house that was reimagined by architect Mark O’Donaghue of Moda Architects in the mid-noughties. He added an internal courtyard to bring light into the rear of the house and created an updated period home that has retained its principal original features such as wooden floors, high ceilings, ceiling coving and centre roses. New sash windows were added throughout – triple glazed to the front.

Purchased by the current owners in 2008, the five-bedroom house which measures 240sq m (2,583sq ft) has been refreshed by interior designer Deirdre Hardiman of Hepburn Designs.

Farrow and Ball chalk stripe wallpaper sets a stylish tone in the hall. The formal square sittingroom has a white marble fireplace and polished wood floors. On the return to the rear is a second formal room that could also be a children’s playroom. A wide hall with a window seat built into the large-format glazing draws light into the walkway.

Large roof lights in the kitchen help make this a really bright and airy space. The vanilla gloss units have speckled granite countertops and floor-to-ceiling sliding glass doors lead out to the north-facing garden.

Stairs lead down to a den – or media room – which offers an additional escape for teens. The ceiling height here is just 6.5 feet. Upstairs on the hall return there are two bedrooms that share a bathroom. One of these is currently set up as a study and has a cast iron fireplace. This layout is replicated on the first floor return.

The master bedroom spans the width of the first floor and has been cleverly subdivided to fit a sleeping space that conceals a large shower ensuite to its rear and includes plenty of built-in wardrobe space. The twin windows here have smart blind systems that are drawn from below rather than above, offering privacy without losing too much natural light.

The garden has pedestrian rear access.

Number 46, a similar style of property across the road, has just been sale agreed for €1.2million. It had been asking €1.35million.
