D4 makeover stands the test of time

Refurbished and extended family five-bed in Donnybrook for €1.6m

Built in the 1950s, Number 7 Nutley Park was a typical semi-detached house of the time: three beds, two reception rooms, a small kitchen, garage to the side.

However, like many houses of similar vintage in this sought-after Donnybrook cul- de-sac, it has been greatly extended over the years, with the changes altering its interior layout and exterior look. It is now a double-fronted five-bedroom house with a large two-storey extension at the rear.

The work was carried out 20 years ago and has stood the test of time. And so the downsizers will be leaving behind a roomy family house that is walk-in ready.

Off the square-shaped entrance hall is a small study on the right and the original reception rooms on the left. The one to the front is used as a formal diningroom, while the room with the bay window looking out onto the mature back garden is the first of the house’s two living rooms.

Extending at the rear added the second livingroom, with several windows looking out over the garden. To get to this room from the hall, you walk through the eat-in kitchen. It has a small window in the gable wall of the house and access out to the side via the adjacent utility room. The kitchen units are custom-built in ash with granite worktops; top-of-the- range features include a Viking gas hob.

Upstairs, the five bedrooms off the large, bright landing are all doubles. The largest is to the rear, in the extension, with an en suite created out of one of the original bedrooms. A second bedroom also has a smaller en suite.

With 253sq m (2,723sq ft), this is a large, extended home. Looking at neighbouring rooftops dotted with dormer windows, it would appear there is potential to build up in the attic – should new buyers need even more space.

The 30m-long south westerly rear garden is fringed with mature planting and the front garden has been cobbled over to allow for parking for several cars. Number 7 Nutley Park is for sale through Felicity Fox for €1.6 million.
