Bloomfield Park is one of Dublin 4’s finest apartment developments. Built by Jackson Homes in 2006 to a design by O’Mahony Pike, the scheme, situated just off busy Morehampton Road on Bloomfield Avenue, comprises a series of six-storey blocks of mainly one and two-bed units with floor-to-ceiling glazing, ceiling heights of 2.5m and a concierge and crèche on site.

Despite being within a minute’s walk of bus stops and Donnybrook’s main drag, the location feels secluded and sits within lush grounds – although currently it’s a bit scalped due to winter pruning. The grounds of the Royal Hospital, at the end of the avenue, are ideal for a walk in the brightening evenings.

It's located behind the Hampton Hotel (formerly Saks Hotel) providing a handy option for socialising or entertaining, and the Air Coach airport service stops in front of the hotel.

Number 39 is on the third floor and last sold in December 2015 for €540,000, according to the property price register.

The B1 Ber-rated apartment is now back on the market seeking €595,000 through agent Savills.

Open-plan living area

The property measures 81sq m (871sq ft) and has dark wenge-stained flooring throughout. Its open-plan livingroom cum kitchen is located to the left of the entrance hall and opens out to a balcony, which is the width of the room. It faces due south and overlooks the central courtyard’s water features. The kitchen, enclosed on three sides, has vanilla gloss units.

There is plenty of storage as well as banks of wardrobes in the property’s two bedrooms. These, while facing north, overlook a green area to the front of the development and have Juliet balconies.

The master has a shower en suite bathroom. Management fees are a hefty €3,500 per annum.

Several two-bed units have recently sold here. Number 90, on the fourth floor, measuring 70sq m, came to market seeking €545,000 and has gone sale agreed at just above that price.

Number 113, another fourth floor unit, 68sq m in size, came to market asking €626,000 and has been sale agreed at just below that figure, through agents OMD.

Number 10, a 75 sq m first floor apartment came to market for €555,000 and sold for well above that according to Savills.
