Easy commute a big draw for new Clongriffin homes, starting at €315,000

Second phase of Belltree Park with mix of houses styles now on the market

Clongriffin, with a Dart station on its doorstep, has taken more than a decade to grow into itself but with home owners citing connectivity and the length of their commute as being as crucial to their buying decision as a property’s location, the new town, just a 17-minute train ride to Connolly Station is now ticking a lot of buyer’s boxes.

Gannon Homes, under eponymous developer Gerry Gannon, has built more than 10,000 homes across Dublin since 1984 including Clongriffin’s Parkedge, where the firm has sold 120 units. Other well-known estates include Robswall, the Casino in Malahide and Malahide Marina Village, Miller’s Glen and The Plaza in Swords, and Rockfield in Dundrum.

This second phase of Belltree Park, launching today, comprises 13 three- and four-bedroom house styles, from 112sq m (1,216sq ft) to 135sq m (1,5435sq ft). Some of these are two-storey, others three-storey.

Traditional in build-style and designed by Conroy Crowe Kelly Architects the A3-rated houses have solar panels to give a continuous supply of low-cost hot water, high-spec double-glazed uPVC windows, and gas-fired central heating.

Several styles

There are several house styles to choose from. The four-bedroom properties are set over three floors and extend to 135sq m (1,450sq ft). The mid-terrace design, of which there are seven, costs from €335,000 while the end-of-terrace four-beds, there are two available, cost €345,000.

There are three, two-storey three-bedroom townhouses. Measuring 112sq m (1,216 sq ft) these cost from €315,000 for the mid-terrace units. There is one three-bedroom detached property of the same size for €355,000.

The town’s public park, the 65-acre Father Collins Park has five wind turbines that both define it and generate electricity.

Clarehall and Donaghmede Shopping Centres are a short drive away, as is the M50 and Dublin Airport.

Developer Cairn Homes launched nearby Parkside in January 2015 and has built and sold 166 homes with another 150 under construction. Approximately 50 per cent of these have also been sold, says Liam O’Brien, group head of construction with the firm.

Gannon Homes will build a total of 250 homes this year including a development in Kinsale, Co Cork, aimed at the first-time-buyer market, and another upmarket scheme in Clonskeagh in south Dublin, on the site of the old Smurfit Paper Mills near the Dodder river.
