DUBLIN 6: €595,000:ALTHOUGH 21 Mount Pleasant Avenue is probably among the oldest properties in Ranelagh, Dublin 6, there's a whiff of newness about it when you walk in the door. The owner has renovated, extended and improved its energy efficiency and relaunched it after an initial attempt to sell it as needing refurbishment found no takers.

The most has been made of the older features of the house, built in 1870. Some, such as the terracotta pathway to the front door, aren’t original but are very much of the period. Off the long, elegant hall, with its glossy marble floor, there are three reception rooms. Two interconnecting rooms have wide-plank oak floors, matching black Victorian fireplaces found in a salvage yard – and surround-sound.

The house has a “C” energy rating due to its insulated floors and attic, and the replica hardwood sash windows which are also double-glazed and soundproofed.
