Extended and upgraded in D6W

Four-bed semi-detached, double-fronted house for €750,000

Shanid Road, a crescent shaped road off Clareville Road, a stone’s throw from Kenilworth crossroads, is another Dublin 6W street where many of the properties have been considerably upgraded in the last five years.

Number 62, a house almost double its original size, came to market in March of this year asking €725,000 and sold for €810,000 in July.

Now its next-door neighbour, another extensively remodelled property, is asking €750,000 through agents DNG.

The owners of this semi-detached property opened up the two reception rooms to make one big space and extended into the garden to build a large L-shaped kitchen with silestone units and lots of storage, some secreted under a dining table bench with a counter dividing the working kitchen from the eating area.

Patrick McKenna of Wabi Sabi designed the units. The garden overlooks Rosary Park playing fields where several young football clubs play matches at the weekends.

They also converted the garage into a playroom adding a downstairs toilet and cleverly hiving off part of this area for storage, keeping the garden shed free. It’s big enough to play ball and gets some afternoon sun.

Upstairs there are four bedrooms, three doubles and a single. The master has a dressing area and a windowed shower en suite. The single, once a nursery, is now used as a home office.

In 2014, four houses on this road sold with prices varying considerably depending on the condition of the house. Number 58, at 107sq m sold with full planning for a second house in the garden, for €515,000; number 14 sold for €425,000 in March; and in December number 11 sold for €480,000. Number 74, a fine four-bed sold for €655,000 in February of last year. The house has off-street parking for several cars and a very fine monkey puzzle tree in the front garden.
