Cabra Park is a small enclave of terraced, three-storey period redbricks, just off St Peter’s Road and probably the last corner of flatland Phibsboro. While many of the units remain in pre-1963 flats and bedsits, their layouts also work well as family homes, especially for parents of tweens and teens.

Situated on the sunny south side, number 114 radiates warmth from its cadmium yellow front door through its warm honey-coloured timber floors throughout.

The owners bought it about 20 years ago and were ahead of the curve in setting up family life in what was then a bedsit heartland. To the rear of the house they added a three-storey extension to give it a separate kitchen with bathrooms above on the accommodation floors.

The rooms on the ground floor interconnect. The living room overlooks the cobbled front garden and is warmed by an open fire as well as a stylish cast-iron freestanding radiator painted an ox-blood red.

Double doors lead through to the dining room, which has a wood-burning stove set into its fireplace and another cast-iron radiator of similar hue.

This leads through to the kitchen which has ribbed maple units topped by polished black granite worktops and exposed redbrick walls. This has a sloped roof and is washed in sunlight thanks to the addition of Velux windows.

The back yard has been set out in timber decking. It is pretty private and includes a shed and pedestrian rear access which is handy for bikes. It is south-facing and gets plenty of sunlight.

On the hall return is a large shower room with two large double bedrooms on the first floor. The main spans the width of the house, and the room to the rear is painted a rich custard yellow.

On the first-floor return is the main bathroom. Painted a sunny delight shade it is home to a free-standing clawfoot bath and separate shower.

There are potentially three more bedrooms at the top of the house, two large doubles and one small one, currently used as a home office. From here you get a view directly down the street and can watch people go by when you want a little distraction from deadlines.

You could turn one of these rooms into a TV or gaming room to give older kids a separate space to congregate.

Agent Sherry FitzGerald is seeking €595,000 for the property, which extends to 150sq m (1,614sq ft) and has a Ber of C3.

Across the street, Lappin Estates is seeking €785,000 for number 65, a pre-1963 property set out in seven units and being sold as a going concern. It is producing a gross income of €82,000 fully let.

Agent DNG recently brought another pre-1963 to market asking €650,000. Also set out in seven units and being sold with the tenants in situ, it has been sale agreed for a sum close to its asking price.
