BALLSBRIDGE €2.2M:WELLINGTON Place is a distinctive Victorian Dublin 4 terrace, set well back from the road, with greenery to the front and back.

Built in the 1850s, and the home of former president Mary Robinson in the early 1980s, 17 Wellington Place has all the original features of its period and a lot more besides. A refurbishment in 2002 created light-filled rooms on three levels and turned the top floor into a main bedroom suite with an impressively large bathroom and walk-in wardrobe.

The end-of-terrace house has three bedrooms, four reception rooms and a kitchen/breakfastroom over a 226sq m (2,429sq ft) floor area. It is for sale through Savills at an asking price of €2.2 million.

The greatest changes to the original Victorian layout have been made at garden level. Where there would once have been a kitchen, larders and coal bunker, there is now a family room, sunroom, bedroom and kitchen/ breakfastroom. The terracotta tiled kitchen, with its latched doors, exposed brick walls and front-facing sash window with inset seating, leads through double glass doors to a timber floored family room with open fireplace. The bright, timber floored sunroom extends into the rear garden and gives a sense of openness to this level.

The entrance hallway has fine ceiling roses and plasterwork, and is defined by a decorative arch that mirrors an arching window on the half-landing. An adjoining pair of traditional reception rooms off the hallway also have impressive ceiling roses as well as original marble fireplaces, sash windows with working shutters and polished, wide-plank floors.

The main bedroom has an en suite more than half its size and the whole of the top floor to itself. A ceiling-to-floor mirror fills the wall between front-facing sash windows and there is a cast-iron fireplace. The en suite has another cast-iron fireplace, exposed brick walls, sash window, free-standing bath and separate shower.

A ‘seomra’ at the end of the rear garden has a sauna and shower. The garden is compact, with an apple tree and ivy. The front garden has a bank of laurel giving privacy. It shares gates and several high trees with its neighbour.
