Victorian terrace house with three bedrooms and double reception room

Meades Terrace sits in quiet dignity behind Holles Street hospital, just a short walk from Merrion Square. Vendors Muireann and Risteard have lived there since 2008 and, though moving out of town, will miss “having Merrion Square at the top of the road as well as having the National Gallery and, especially for the children (Tom and Daithi), the Natural History Museum so close.”

The Meades Terrace houses were built in 1910 to house officers from nearby Beggars Bush barracks. Its previous owner, an architect, did a lot of building work, adding a two- storey extension to the rear and creating an open-plan first floor.

The vendors have put thought into decor; Muireann is responsible for the lavishly planted raised beds in the rear patio and the creation of an L-shaped, flagstoned city garden with bay leaf and bamboo, herbs, crab apple and clematis surrounded by white walls.

No 3 cost €530,000 in 2008; agent DNG is now seeking €595,000 for the private-treaty sale. The floor area covers 115sq m (1238sq ft) with three bedrooms, double reception room, kitchen/ breakfast/diningroom and bathroom. An attic conversion adds about 16sq m (172sq ft) of space.

This is a tall house, with high ceilings and three flights of stairs. The original two reception rooms, on the hall floor, are now one and have impressive cornicing, two fireplaces (one with a solid-fuel stove) and polished wood floor. They lead on to the kitchen/breakfast/ diningroom with its walnut floor and khaki-and- grey colour scheme. Separate, wood-framed French doors lead from the kitchen and dining areas to the patio/garden. The kitchen is by Siematic.

A bedroom and family bathroom are on the overhead return, the former with walnut floor and high ceiling. The bathroom has tiles, wood panelling and a deep, old bath.

The main bedroom has two windows to the front – with cills big enough for flower boxes – and built- in wardrobes.

The third, rear bedroom also has built-in wardrobes. An attic room is bright with three Velux windows, a polished wood floor and a great deal of eaves storage.
