Developer Michael O’Flynn has been busy. Last year his company O’Flynn Capital Partners partnered with BlackRock Real Estate to buy the 2.3-acre Dublin docklands site Point Campus, beside the Gibson Hotel, with planning permission to accommodate 935 student beds.

Last month he confirmed his Cork-based O’Flynn Group had taken advantage of the Government’s “fast-track” planning laws to seek permission for his company’s largest housebuilding plan since the economic recovery. He hopes to green-light a 31-hectare site in Glanmire, Co Cork, and build 515 houses, a creche, retail units and a community centre.

Meanwhile in Dublin’s leafy suburb of Killiney he has built the first 10 of 28 houses on the former site of Broadlands, a detached property on 2.82 acres that the company bought from Dublin fashion retailer Seán Barron, founder of the Pamela Scott fashion group.

The Cork-based housebuilders acquired the well-located site in October 2006 for €22 million. The house and gardens overlooked Killiney golf club and adjoined Cluny Park.

A2-rated houses

The company hired Cork-based Hogan Architecture to design the two- and three-storey terraced, semidetached and detached A2-rated houses. The plans included the demolition of the original house and the addition of a pedestrian path from the development to the park. Access to the estate is via Ballinclea Road.

The kitchens, by Cawleys Furniture, who also did the wardrobes, include appliances by AEG or Electrolux. There’s a five-ring induction hob, twin ovens, microwave and slick bathrooms featuring Villeroy and Boch sanitaryware, supplied by Ideal Bathrooms.

Prices through selling agent Lisney start from €635,000 for a two-storey, three-bed semi of 103sq m/1,114sq ft. A roomier option is the three-storey, three/four bed semi of 161sq m/1,733sq ft that is asking €720,000. It has a living room accessed via a sliding door that opens out to the lawned back garden with the option to have a second sitting room, complete with smart flame-effect Gazco fire, on the first floor or you could turn this light-filled room into a fourth bedroom. All the main en-suite bathrooms have windows.

The most expensive option is a detached four-bed unit of 223sq m/2,405sq ft seeking €990,000 – an impressive property set on a wide plot.

The agent says local interest has been strong with nine of the 28 homes already sale agreed.
