Tucked away off Morehampton Road, Bloomfield Avenue connects the busy thoroughfare with Donnybrook’s Royal Hospital, where local residents and dog walkers are welcomed in its leafy grounds.

The street is home to several modern developments. Bloomfield Park, designed by O’Mahony Pike for Jackson Homes in 2006 is one. Facing it is Edward Square, the Douglas Wallace-designed development of five-storey townhouses, apartments and mews by Gerry Barrett’s Edward Homes that launched in 2007 on the site of the old Quaker hospital in Donnybrook.

It’s an exclusive development where currently a five-bed, five-storey terraced property of 320sq m is seeking €1.4 million through agent Owen Reilly. Two similarly sized homes sold here last year for €2.2 million and €2.73 million, according to the property price register.

Latest offering

Bloomfield House, also by Barrett, is the latest offering in this slice of D4 real estate. For the launch he has enlisted Belgravia-based interiors expert Karen Howes of Taylor Howes, who worked with several Irish developers during the boom.

The 12 apartments are located in the adjoining restored buildings of the original 18th century house. Northfield comprises six units; two on the lower ground level, two on the upper ground level and another two on the first floor. The second wing, Westfield, follows a similar layout. Brady Shipman Martin did the landscaping and Paul Tyndall Architecture and Design oversaw the conservation project which includes a clever glass-covered walkway built with cedar posts leading from the main house to the apartments.

The boutique development comprises 11 two-beds and one three-bed apartment ranging in size from 98sq m (1054sq ft) to 153sq m (1647sq ft). Prices start from €1 million with four already sold including the show unit (the only three-bed unit). It went for €1.5 million and included a working fireplace and a sunroom in the main bedroom suite.

The remaining eight units all have two bedrooms and range in price from €1 million to €1.2 million through joint agents Sherry FitzGerald and Felicity Fox.

Period features

The properties have retained period features such as ceiling heights that range from 2.8m to 3.4m and sash windows, now double-glazed but restored in original casements by Timeless Sash Windows.

While each has a different layout the properties are each being sold with an open plan living-kitchen-dining room with a smart contemporary Siematic kitchen and sleek Corian countertops, supplied by Arena Kitchens, as well as Miele appliances including oven, hob, microwave, extractor hood and fridge freezer and a Quooker instant hot water tap.

A centralised zoned heating system eliminates the need for water tanks or noisy pumps and the apartments are warmed by a heat exchange system.

The bedrooms have linen-fronted wardrobes. The bathrooms have Vado shower stalls, with door openings. Each unit has secure underground car parking, and management fees will range between €5,000 and €6,000 annually.

Next door is Edward Lane, another gated estate by the same developer dating from 2007. Here a two-bed duplex of 104sq m is seeking €610,000 through Lisney.

There are two four-bed units also for sale here. Number 7, a four-bed duplex penthouse, also with Lisney, is seeking €4 million.
