DUBLIN 7: €260,000Novelist Ed O'Loughlin is selling his home overlooking the Broadstone Basin in Dublin 7, writes JUSTIN COMISKEY
AUTHOR Ed O’Loughlin and journalist Nuala Haughey are selling their Dublin house which overlooks Broadstone Basin in Dublin 7. The pretty two-up two-down at 24 Primrose Avenue, which is in walk-in condition after a top-to-bottom refurbishment three years ago, is on the market with Douglas Newman Good priced €260,000.
O’Loughlin has lived in the house for 15 years and describes the area as “greatly underappreciated”, particularly its pretty warren of streets with an interesting mix of traditional styles and the refurbished basin area; and all a short walk from the city centre.
The area has many literary links: James Joyce once lived around the corner at 44 Fontenoy Street; Anne Enright mentioned the basin in her novel The Gatheringwhich won the 2007 Man Booker Prize; O'Loughlin also used the basin in his first novel, Booker-nominated Not Untrue and Not Unkind.
Number 24, which is mid-terrace, has 73sq m (786sq ft) of space. Car parking in on-street with a residential disc system in operation.
The house has a cosy sittingroom with original fireplace and oak flooring to the front. This leads to a dining area off which is a modern kitchen and a separate, well-equipped utility room and bathroom. The small back yard is cobbled.
Upstairs there are two good-sized bedrooms with built-in storage, polished original floorboards and, a bonus in these compact artisan houses, an upstairs bathroom with walk-in shower and heated towel rail.
The attic, access to which is via a Stira on the landing, is floored and has a Velux window and under eves storage.
As part of the extensive refurbishment three years ago, the roof was retiled, insulation upgraded and a modern gas heating system installed. Lighting is recessed and the house enjoys high-spec refurbishment throughout.
