It’s a tough market out there and it can help a property’s prospects of selling if buyers are alerted to the full potential.
We can’t help wondering, though, if Colliers wasn’t clutching at straws by suggesting that this property, Willow House on Tubbermore Road in Dalkey, Co Dublin, could be transformed into a “very funky open-plan loft/industrial style residence property which would be all on one level and which would suit a lot of people”.
Colliers is asking €550,000 for the office premises and says the appetite for this type of property “seems to be rife out in Dalkey as we had eight parties through it on the Saturday morning”.
A detached commercial office unit located off Tubbermore Road in Dalkey close to the Dart, it measures 185sq m internally and, under the Dún Laoghaire Rathdown Development Plan 2010-2016, is zoned as Objective A, to protect and/or improve residential amenity.
More likely is the agent’s other suggestion that the building “may be knocked completely to make way for a very different style of Dalkey residence”.
The alternative could perhaps be to use it for a gallery/studio.
The market for well-located sites in South Dublin, and especially Dalkey, seems to be very much sought after now as people feel that, due to largely reduced site costs and the cost of construction, it is a lot more feasible now to build your own energy-efficient home.
