In September 2006, developers Ballymore Properties launched phase one of College Square, a smart development on Wainsfort Road, just beyond the KCR, where four-bedroom mid-terrace three-storey homes of 182sq m (1,959sq ft) had an asking price of €1.75 million. A detached five-bedroom house, also three storey but with 192sq m (2,072sq ft), had a price tag of €1.99 million.
“We hadn’t stopped building but we had stopped building in Ireland,” says Lisa Fogarty, sales and marketing manager at Ballymore.
“We’ve been lucky enough to hold on and have been working with Nama with work only recently resuming on the development.”

Last May, 19 units were sold. Prices ranged from €550,000 to €570,000 for the four-bedroom semis.
Ballymore is now releasing another 30 homes from phase two of the development. These are mainly three-storey, four-bedroom semis, with five-bedroom homes and one four-bedroom detached house also on offer.
The properties are all A2 or A3 rated. The interiors have been done by Arlene McIntyre of Ventura Design and she’s done a top-notch job on the showhouse, combining traditional coving and wall panelling with a layout that works for the modern family.
Appliances package
The properties have lovely built-in cabinetry in the sittingroom and a limed laminate floor that feels super solid.
The star attraction is the stove-style fireplace which has a glass front that really maintains heat levels.
As well as a spacious wc to the rear, a wowza-painted kitchen completes the accommodation on the ground floor.
The Country Kitchen design has solid quartz countertops and a big island that separates the engine part of the room from the eating area.
Included in the appliances package is a five-hob range-style Cookmaster.
The room has glazing on two sides, making it really bright and also allowing parents to keep an eye on kids in the small garden outside.
Up on the first floor, there are two good-sized double bedrooms as well as a big hot press. The master bedroom has six doors of beautiful built-in wardrobes as well as a set of doors that conceal shelving and a TV. The adjoining en suite has Villeroy and Boch sanitaryware, double sinks and quartz tops.
On the third floor are two more rooms, one is a creatively designed kids bedroom, with great storage that includes cubby holes for toys and a shower ensuite bathroom. The other room is set out as a home office as Ballymore’s research shows that many of those house-hunting work from home.
There is a small lawned garden to the rear. The houses are being sold by Savills. The four-bedroom houses are 160sq m (1,726sq ft) with prices from €620,000. The five-bedroom homes measure 175sq m (1,891sq ft). Prices start from €720,000.
