Emsworth Park, a new exclusive development of 16 four and five bed A-rated homes in Kinsealy, north Co Dublin, will be launched this weekend.
Developed by Wexford-based Anthony Neville Homes and designed by Derham Barry Architects in South William Street, the contemporary houses offer 225sq m (2,422sq ft) of living space in a quiet location off Kinsealy Lane.
On sale through estate agents Savills, prices start from €725,000.

Clever design has allowed the houses to be used either as a five bed home or as a four bed option should the purchaser want an additional reception room or a playroom.
Gavan Ryan of Savills explained the customisable design.
“Each of the houses are more or less the same. A few have variations in their hallways to allow for different styles but they are all the same size.
“The architect has done a very good job in maximising the amount of sunlight let into the homes, with plenty of double doors and glazing. All bar one of the 16 houses is south facing.”
A particular feature of the ground floor level is its nine foot ceilings and eight foot doors, with a large open plan kitchen, dining and TV area the undoubted heart of the house.
With just 16 houses in Emsworth Park, it is very exclusive and each of the properties feature a high-spec finish including aluminium drain pipes, Air Source heating pumps and granite paving.
Each of the homes will also have carpets fitted and all areas tiled to their new owner’s choosing.
One of the real attractions is undoubtedly the large landscaped gardens.
“The gardens average 325sq m, with the biggest 482sq m, so that is quite unusual as the average family property only has a garden of about 80sqm,” explained Gavan.
“When the gardens are taken into account the price per square foot looks very good. The attention to detail on these houses is superb and the developer is also being quite flexible on the finish so if someone wants a particular fireplace or an ultra modern kitchen then he is willing to work with them.”
Emsworth Park benefits from a superb location just 7km north of the city centre, which is easily accessible by the 42 and 43 bus routes.
Portmarnock Dart station is also only 2km away, with an average journey time to Pearse Street station of just 25 minutes. The villages of Portmarnock and Malahide are also close by, as well as all that they have to offer.
Emsworth Park is open for viewing this Saturday and Sunday from 2pm to 4pm.
