New homes: High ceilings and dual aspects in Malahide

Four-bed houses in the Castleway development are on the market from €729,000

Located on Kinsealy Lane in Malahide, Castleway is a development that will be familiar to buyers on the hunt for upscale detached homes. Close to the seaside village, it comprises mainly four-bedroom detached houses and was launched in September 2014 by Carroll Estates, which built and sold 18 of these properties. At launch in September 2014, prices started at €689,000, rising to €720,000 in January 2015. By June, they were asking from €750,000.

Fast-forward almost a year and another 18 four-bedroom homes are being launched by a different developer, Bryan Lynam, of CE Cladewell Estates. Lynam also built neighbouring estates Sleepy Hollow, Seabury and Abby Well. The properties will range between 169sq m (1,815sq ft) and 173sq m (1,859sq ft) with prices from €729,000 to €800,000 through agents JLL.

The houses have 2.7m (8ft 10in) ceiling heights at ground level and all the rooms have dual-aspect windows, creating an airy and inviting environment. The double-fronted layout generates a good sense of flow through the interconnecting reception rooms. The walls here are wood-panelled, with ceiling coving and a marble fire surround over a Gazco Riva electric fire insert as standard.

Double doors lead through to the diningroom with French doors opening out to the granite composite paved patio.

The kitchen and adjoining utility room, by Kitchen Elegance, feature smart quartz counter tops and Smeg appliances, including a 90cm oven and gas hob.

There's a study to the left of the spacious hall, where a decision to leave the space under the stairs open to create a cloakroom area has worked well. The study is painted Caraway, a deep khaki green that is one of show house designer Helen Turkington's own paint range. She doesn't do a lot of show houses but did also work on Castlegrange in Dublin 15 for La Vista, part of EP Lynam Properties (Bryan Lynam is one of the same family), which did Limelawn in Clonsilla and Latchford in Clonee.

Stira

There are four good-size doubles upstairs. The master has a windowed shower ensuite and a Stira up to the attic, where the space will be floored.

The houses are on one of Dublin Airport’s flight paths, so consideration has been given to soundproofing, including German-insulated PVC windows that have a standard transmission-class rating of 36 decibels. Standard double-glazed windows have a rating of between 26 and 32.

Fresh from completing its homes within Castleway, Carroll Homes is also ready to release 10 of the 20 detached and semi-detached four-bedroom homes it is building at the Hazelbrook development, where prices for the detached homes start from €729,000, the same as for the Castleway homes.
