New Homes: Room to grow in Rokeby from €675,000

A new development of A-rated detached houses is launched in Lucan, Co Dublin

Rokeby Park is a new development by Michael O' Flynn of O'Flynn Capital Partners, marking for him his first new homes launch since emerging from the National Asset Management Agency (Nama).

When his loans were transferred to Nama from Irish banks in 2010, he was one of Nama’s biggest debtors.

Best known for his Elysium tower in Cork, the businessman recently signed binding heads of agreement with investment giant Blackstone's offshoot Carbon Finance, under which O'Flynn will acquire most of his group's development assets, most of which are in Ireland, but with some in Britain. Carbon keeps the rest.

The developer is now back building houses and also has planning permisssion for 96 semi-detached homes in Ballincollig in Cork. This weekend sees the launch of Rokeby Park in Lucan, Co Dublin, through SherryFitzGerald new homes.

Bullish prices

Rokeby Park is an upscale, low- density development of 71 A-rated detached homes on the Clonee Road, adjacent to Laraghcon, built by Frank Fahy's Shannon Homes in 2004.

One of the estate’s key selling points is the scale of the properties, which have relatively large back gardens and off-street parking. The sizeable houses feel like the kind of estate houses that were built in the 1950s.

The properties also have higher than average ceilings – 2.9m at ground level –and light streams in through large 2.2 metre high windows.

The houses, of which 10-15 are being released this weekend, are asking fairly bullish prices for the suburb, starting from €675,000 for a bungalow, 177sq m (1905sq ft) in size and rising to €835,000 for a five-bedroom home.

The majority of this first lot comprise the Kingfisher, a two-storey, four-bedroom, 227sq m (2,450sq ft) house priced from €760,000.

Formal sittingroom

This style has a formal sittingroom that connects with the eat-in kitchen, which spans the width of the house and has French doors opening out to a sandstone patio. There is a second reception room across the hall and four bedrooms.

The show houses have been fitted out by Jennifer Grace of Kinsealy-based The Good Room and include smart painted kitchens and wardrobes by Cawleys. In addition there are three other four-bedroom house styles, which start from €690,000 for a 177sqm (1909 sq ft) property and range up to 212 sq m (2289sq ft) asking from €780,000. The styles, Swan, Heron and Teal all have attic spaces that can be converted into a large, dual aspect bedroom that meets building regulations, turning a roomy four-bedroom house into a five-bed. This will cost an additional €55,000.

Nearby Laraghcon had a couple of five-bedroom properties sell last year, for €522,000 and €635,000. Number 171 Laraghcon is currently on the market asking €725,000.
