New homes: Royal Canal Park phase two launches

Three- and four- bedroom terraced two and three- storey houses on the Royal Canal

Royal Canal Park is a development of 152 homes by Ballymore in Ashtown, Dublin 15, that launched in November last year. The 30 homes in phase one have been sold out and phase two, comprising three- and four-bedroom homes from €315,000, launches today.

The location, at the edge of the Royal Canal, is picturesque but it is the new train station opening next year that promises a 25-minute bed- to-desk commute time of 25 minutes to Connolly Station that appeals to the first-time-buyers, many of whom have been renting in nearby Rathborne village. For now Ashtown station is a 10-minute walk.

The A-rated homes feature high levels of insulation and an air-to- water heat pump system.

There are six three-bedroom houses in this phase ranging in price from €315,000 to €325,000 and measuring from 114sq m (1,227sq ft) to 122sq m (1,314sq ft). The layout includes a study in the kitchen.

All the four-beds, 22 in total, in this phase are three-storey. Prices for the four-bedroom houses start from €350,000 to €385,000 and will measure from 145sq m (1,560sq ft to 162sq m (1,740sq ft) and two of the bedrooms in these full brick homes have ensuite bathrooms. The master bedroom is situated on the second floor and has double- height ceilings.

The development will feature an on-site gym that owners will have membership to as part of their service charges. There are amenities aplenty nearby, from the adjacent cycle path that can take you to the Phoenix Park, a cycle journey of just under 2.5km. Blanchardstown Shopping Centre and the National Aquatic Centre are a similar distance.
