New phase of Maplewood scheme with nominal price increases from €400k

Launched in early 2016, Dodderbrook, a development of mainly three- and four-bed semis, already feels mature with 135 units already sold and many residents well and truly settled. Launch prices for the three-beds started from €332,500 while four-beds were asking from €385,000.

The Maplewood Residential-built estate launched its second phase earlier this year, mainly to those already on the waiting list. This time buyers were paying from €395,000 for a three-bed and from €440,000 for the four-bed units.

The house builder is now launching phase two: 19 three- and four-bed homes, mainly semi-detached in style. When complete the scheme will comprise 500 units.

The roomy three-bed semis start at a decent 118 sq m/1270sq ft in size with prices from €400,000 while prices of the four-bed units, 146sq m/1572sq ft, start from €440,000.

This shows a marginal increase of just 0.1 per cent on the former with the latter asking the same price it did at the April launch and reflecting a recent stabilisation in price growth.

The properties have been designed by Delphi architects and include 9ft ceiling heights at ground floor, a utility room and a brick and render exterior.

There is a new four-bed showhouse, fitted out by Muriel Simpson of House & Garden Furnishings. Set over two and a half floors it gives some sense of the degree of customisation on offer. In the kitchen this includes a choice of door style, counter and paint colour options from the Keane Kitchens design.

Limed oak

The living room is located to the front and three of the four bedrooms are situated on the first floor. Here there are two doubles and one single. One of the doubles has a shower en suite bathroom.

The master bedroom is on the next floor and also has a shower en suite. This washroom is lit from above by a rooflight. The bedrooms have built-in shaker style wardrobes by Cawleys. Details include limed oak interiors and double hanging space.

There are two further three-bed semi styles for sale. One measures 121sq m/1302sq ft and is seeking from €410,000, the other 128sq m/1378sq ft style has asking prices from €420,000 through selling agent DNG.

Included in this launch is a further four-bed detached property. Measuring 134sq m/1442sq ft and seeking €500,000.

Buyers that close within 21 days will also receive a voucher of €2,000 towards appliances from DID Electrical.
