BLACKROCK €975,000:This family home has a kitchen extension with views of the 60ft rear garden and tranquil tones of white and cream, a marble-floored main hall and plenty of storage, writes EDEL MORGAN

NUMBER 3 Anglesea Avenue is at the Carysfort Road end of a leafy terrace of double-fronted houses close to Blackrock village. The original house, built around 1830, would have had a number of modestly proportioned reception rooms – albeit with high ceilings and big sash windows – but the addition of a light-filled contemporary kitchen extension to the rear takes this house to another level and makes it very suitable for families.

Sherry FitzGerald is asking €975,000 for the four-bed 208 sq m (2,240 sq ft) house.

The house isn’t lacking in character and the tone is set from the minute you step into the pretty gravelled front garden, with roses either side of the front door.

Off the marble-floored main hall there are two reception rooms – to the left, a drawing room with a lovely old marble mantelpiece, which is original, and some original plasterwork in the ceiling centre rose and, on the other side of the hall, there’s a sittingroom, which is a less formal room with bookshelves and a wooden period fireplace.

Steps lead down to the inner hall where a dinky little guest toilet features a tiny sink and cupboard underneath.

To the right there’s a study-cum-TV-room with built-in shelving. Double doors under the wall-mounted TV hide a DVD player, CDs and more – good storage is a feature of the house.

Doors lead from here to a utility corridor, as opposed to a utility room, which is part of the kitchen extension but designed to be separate from the main business of the kitchen and has its own double doors to the back garden.

The kitchen is a very pleasant, peaceful space to sit in, with a pitched ceiling and lovely views of the garden. Whites and cream dominate the colour scheme and contrast well with the beech floor.

There’s a lot of cupboard space in the kitchen area of this extension including an island, with storage on one side, which is used as a breakfast counter.

A bonus off the diningroom is a little piano room, in what would have been the original part of the house. The extended part of the diningroom opens, via French doors, to a patio.

The 60ft rear garden is a tranquil space and one of the best features of the house. Bounded by granite walls, it is fringed by roses, shrubs and trees. There are two patios – the second of which, to one side of the garden, is used by the owners for barbecues.

At the top of the stairs, the beautiful blue main bathroom has a mahogany parquet floor and the original white mantelpiece which the owners have decorated with old perfume bottles. As well as a big wood panelled bath, there’s a separate shower and a hot press concealed behind panelled doors.

As well as two double bedrooms and a single bedroom, the main bedroom is a good sized double aspect room with cream wardrobes either side of the bed. The en suite is an impressive size, with a panelled bath and power shower.
