NUMBER 100, Orwell Road is a four-bedroom semi-detached house situated at the Orwell Park intersection.

The family home dates from 1939. It covers 200sq m (2,160sq ft) and has 29sq m (312sq ft) of additional attic converted space. It comes to market through agents Felicity Fox with an asking price of €695,000.

Three reception rooms lead off the roomy hall. A diningroom with a bay window is to the front, while behind it is a comfortable sittingroom with French doors leading out to the south-west-facing garden. A hatch – a throwback to 1930s living – opens into the kitchen. A third smaller room, a den of sorts, is also to the front on the other side of the hall. All have coal-effect gas fires and reclaimed fireplaces.

The rooms also have stucco plastering on the walls – an effect that may not be to everyone’s taste.

The eat-in kitchen features old-style, hand-made country units with a long, rectangular table acting as another counter top. The kitchen has a pantry complete with sweetie jars. It was this that originally sold the house to its current owner. Off the kitchen is a breakfast room that overlooks the very well planted and ultra-private garden.

French doors open onto a mature- wisteria-clad pergola and patio decorated with potted plants. It is secluded and a delightful spot for dining. A second set of French doors open out from the sittingroom to this covered patio.

The garden isn’t huge but it is gorgeously old fashioned. It is well planted with specimen trees and a grass lawn as well as suntraps identified by wooden seating. There are two garden sheds, one of which is wired for electricity. Among the mature trees are a palm tree, a Canadian maple, a eucalyptus and a Japanese maple.

Upstairs, there are four good-sized bedrooms on the first floor; three to the front. (The house, while at a busy intersection, is set well back from the street so there is very little noise pollution.)

To the rear is the master bedroom and ensuite bathroom. A large family bathroom is also at this level.

A second staircase leads up to a light-filled converted attic where a study area leads into a bedroom. You can see the Dublin Mountains from here.

Half-way up the stairs is an intercom telephone – a modern-day dinner gong used by the owner to call her four sons to dinner.

The decor needs some updating but on the plus side, this is a sizeable family home surrounded by good schools and adjacent to the village of Rathgar.
