MALAHIDE: from €295,000: Twenty houses are for sale in in Robswall, a development first launched nearly a decade ago, writes ROSE DOYLE
THE final 20 houses in the current phase of the Robswall development in Malahide go on the market this weekend with price tags reduced by up to 60 per cent.
Selling agent HT Meagher O’Reilly is looking after the sale of 15 four-bedroom neo-Georgian houses. Some of these 175sq m (1,884sq ft) homes – developed by the Gannon Group, now in Nama – sold for €1.2 million at the peak of the market in 2007.
Now they will cost from €495,000 to €575,000.
For families in need of even more space there are a number of larger four-bedroom homes available in The View, priced from €535,000 to €645,000.
To wrap up the selling campaign, the agents are also releasing the remaining five townhouses.
Three-bed units are priced from €295,000 to €340,000, while the four-bed units will cost €420,000. David Browne of HT Meagher O’Reilly says prices reflect a “cutting right back to the bone”.
His office has been inundated with calls in recent days mainly from families who have been waiting almost three years for the market to bottom out. “I have no doubt the 20 houses will now sell quickly,” says Mr Browne.
Most buyers in Robswall have been local families; some trading up and others trading down from large period homes.
Features common to all houses include high ceilings, granite worktops and Neff appliances in kitchens, sash windows and patio gardens.
Gannon Homes, the developers of Robswall, have carried out a comprehensive landscaping programme, including full grown planting and topiary to give the development instant maturity.
Townhouses are laid out in a crescent shape reminiscent of Bath in England and many homes have sea views. They adjoin a large public park which forms the bulk of the scenic costal strip between Malahide and Portmarnock.
The show houses will be open on Saturday and Sunday from noon to 2pm
