Rathmines four-bed near Swan Centre on sale for €950,000

Modern and spacious Dublin 6 house on large plot of land benefits from privacy

Castlewood Terrace is a dog-leg cul-de-sac of mainly terraced two-up, two-down houses set behind the service entrance of the Swan Shopping Centre in Rathmines on Castlewood Avenue.

It’s a busy location with delivery trucks to Dunnes Stores coming and going and plenty of activity at the bring centre which is accessed via Gulistan Terrace but abuts Castlewood Terrace.

The mainly entry-level properties change hands regularly here with number 2 having sold in March last year for €325,000. The house had been purchased two years earlier in 2013 for €195,000. Number six sold in 2012 for €133,000.

It’s a surprise to find a sizeable, detached, four-bedroom house here, set on a large plot of land with secure off-street parking for up to four cars. Yet down the lane and hidden behind electronic gates is one such dormer-style property that was built in 2000.

22 Castlewood Terrace features a number of stained wood finishes, from timber window frames to wood floors, pine doors, skirting and even the vaulted ceilings of the large master bedroom. If it’s not to taste, there’s always an option here to paint over the wood.

Family area

The property opens into a decent-sized hall with a large eat-in kitchen with a family area to the front on the left. This room runs the length of the property and is bisected by a gas-fired stove set into a half wall. The Shaker-style units in the kitchen have polished black counter tops, while French windows lead out to the garden from the dining area.

Adjacent to this, there is a utility room and guest toilet with another door opening out to the garden which, while not huge when compared to the size of the house, is south-facing and big enough for children to play in.

Across the hall is the sitting room, another room that is the length of the house. It has double windows to the front and rear that give the dual aspect space plenty of light. The next owner might like to convert the windows to the rear into doors in order to access the garden directly.

On the first floor there are four good-sized double bedrooms. The master, which has a shower en suite, overlooks the garden and has a pitched ceiling that makes if feel even bigger than it is.

There is also an attic space accessed from the first floor landing via a narrow staircase.

While the house may lack the period charm of many of the surrounding four-bedroom properties, it offers a great deal of privacy. With a C3 BER rating the property, which measures 186sq m/2002sq ft, is asking €950,000.
