Monkstown has more than its share of apartment blocks, but a lot of the stock was built in the 1970s and 1980s and while many are roomy in size they can sometimes need modern comforts, proper insulation, and window upgrades to bring them up to standard.

Kings Villa is a purpose-built boutique block of apartments and duplexes by Galway-based Burkeway construction, responsible for the popular apartment block Time Place in Sandyford and Brighton Wood, a small development of four-bed homes, off Brighton Avenue in Foxrock.

The block here comprises just five units, two duplexes set over ground and garden levels, two apartments on the first floor and a penthouse on the second floor. The building, constructed in 2005, has a decent-sized lift, a well-tended communal garden to the rear, and plenty of kerb appeal with two parking spaces for each property to the front.

Inside, the communal spaces are in good order and it feels fresh throughout.

Number 4 is one of the two first-floor apartments, and at 96sq m/1033sq ft it is on the market with Haines seeking €695,000.

The property opens into a roomy tiled hall with a handy airing cupboard off it. The open-plan living-cum-dining room has large format glazing framing a view of Three Rock that will really wow. The west-facing windows wash the room in light and the underfloor heating throughout adds warmth to the honey-coloured timber flooring. The L-shaped room has space for three sofas, a desk by the window and a dining table, with French windows leading out to a small, sheltered balcony.

From the dining room a hatch opens into the kitchen, an internal space with just a small window. This will be dark in winter, but the appliances are first class and include top-end appliances by Fischer & Paykel including dishwasher drawers, a fridge freezer and an induction-hob. The cherrywood units have polished granite countertops.

The two bedrooms are good size doubles with the master set to the front, with a view of the sea and a shower en suite.

The development is just a few minutes walk from both the seafront and Monkstown village.

Annual fees are €2,700.
