The houses that line one side of St Mobhi Drive in Glasnevin, Dublin 9, are unusual for the area because they are built on an elevated site and some, including number 9 which is currently for sale, have an open aspect with views across the Tolka river to Our Lady of Dolours church, across to the National Botanic Gardens and with the city rooftops and mountains in the distance.

Number 9 St Mobhi Drive last changed hands in 2000 and the young couple who bought it embarked on an ambitious renovation and extension programme bringing the living space to 200sq m (2,150sq ft). They extended to the side – converting the garage into a home office and building an en suite bedroom over it so the house is now double fronted.

Extending to the rear was probably a bigger job as it meant digging out a section of the sloping rear garden to add a new eat-in kitchen with living area across the rear of the house.

The kitchen is country style with exposed brick, painted timber units, a curved windowseat and an Aga on one side of the bright extension, with a comfortable family area with space for a large sofa and TV on the other. Off the kitchen is a fully fitted utility room. This new extension opens into the original living room.

Upstairs the bathroom was extended by knocking through to what was the smallest bedroom and this enlarged bathroom is tiled throughout. There are three double bedrooms and one single. The attic has been converted and is used as a bedroom with its own en suite and that adds a further 30sq m (320sq ft).

The elevated site means a 38m driveway up to the front door and there is parking for two cars. The 24m back garden has been landscaped to include a large brick-finish patio with steps up to the lawned area.

The house backs on to the River Gardens apartment scheme but it is not overlooked. The asking price is €975,000 and Sherry FitzGerald is handling the sale.
