Nutley houses – on the lane, avenue and road – have always been popular with growing families. The Donnybrook location is a big draw and the houses, which started out as roomy 1950s-era semis with good gardens, tend to undergo renovation and extension when they change hands. Number 19 Nutley Avenue – called Pannonia – had already been updated when the current owners bought it nearly 20 years ago, bringing the three-bed semi to 245sq m (2,637sq ft). The house was extended to the front, side and rear, so probably looks quite different than it did when the original builders left.

Building out to the front created a large outer porch and a home office – wood panelled and without its own door and so flowing into the hall – and also to the front on the other side of the hall is a family room. The two rear extensions enlarged the kitchen and living room – the latter a long rectangular space with a mirror-lined roof light to throw more natural light into the room.

The eat-in kitchen is a good-sized space, with access to a utility room and beyond that to a side passage out to the rear garden, and to the front, where the garage area is now used mostly for bicycles.

There are three double bedrooms upstairs, one en suite, a large family bathroom and above is the attic conversion where there is another room used as a bedroom with adjacent shower room.

The mature rear garden backs on to St Michael’s boys’ school. In the front garden there is parking for a couple of cars.

Given what tends to happen to other houses in this Dublin 4 area when they sell – particularly ones that haven’t been updated in some time – it’s likely that new owners of number 19 will do work. There is potential to the side, to rework the garage area, and extend the attic, while the family bathroom is now dated. The Ber is E which gives an indication of the work required to make the house more energy efficient.

Pannonia, 19 Nutley Avenue is for sale through Lisney for €1,595,000.
