Spacious sanctuary in Booterstown for €750,000

Extended four-bedroom house in a quiet neighbourhood

In Irish, Booterstown is Baile an Bhóthar, the Town of the Road. The road in question was Slíghe Chualann, one of the oldest medieval roads in the country. It connected Tara, the seat of the High Kings of Ireland, to Bray in Co Wicklow. It was also one of the locations for the boundary of the Pale in the 15th century.

Trimleston Road is tucked away in a quiet neighbourhood not far from the only bird sanctuary in the south of Dublin Bay: Booterstown salt marsh. Here Brent geese, kingfishers and oystercatchers are regular visitors.

Number 16 was built in the 1960s, but the current owners gave the house a complete overhaul in 2007. What was a semidetached house is now by virtue of the extension a terraced house, as the neighbours also extended to the side.

What has been lost is the small side access and garage, but the gains far outweigh the losses, as the house now has 160sq m (1,720sq ft) of floor space with an extra bedroom, bringing the number of bedrooms to four.

To the rear, two smaller rooms have been replaced with a large open plan kitchen and dining area.

The kitchen has high gloss units and the centrepiece is a large Rangemaster. To the rear, through open arches, there is a new family livingroom with patio doors leading onto a wraparound Indian sandstone patio and low-maintenance garden.

Oak flooring

There is a more formal livingroom to the front of the house with a stove recessed into a fire surround. Polished oak flooring runs throughout the ground floor, although it could do with sanding and varnishing in places.

In the garage conversion, the owners added a cloakroom, toilet and storeroom downstairs and a large bedroom and family bathroom upstairs. This also enabled the original bathroom to become an en suite in the sunny master bedroom.

Up the road, number 5 Woodbine Avenue, a three-bedroom 98sq m (1,055sq ft) property in need of renovation sold in December 2014 for €680,000.

Number 16 Trimleston Road is in great condition and is a much larger property. It is available through agent Lisney with an asking price of €750,000.
