Dublin 16/€350,000: A small scheme of nine two and three-bedroom houses in Knocklyon with a high standard of finish has attracted a good deal of pre-sale interest, according to selling agent Harper O'Grady.
A Brian M Durkan development, Castlefield Orchard is built in the orchard of Prospect House, on the Dublin 16 side of Ballycullen Road.
The scheme was designed by CPM Architecture. Prices start at €350,000 for 72.5 sqm (780 sq ft) two-bedroom townhouses and €385,000 for 89 sqm (900 sqft) three-bedroom units.
With the customary fine Durkan brickwork, teak windows and an unusual number of extras included, strong interest is expected at the launch of the showhouses today.
The site is enclosed by old listed stone walls and a number of mature trees have been preserved. Front paths and parking areas are cobble locked and the landscaping is a most attractive feature.
The sittingroom to the front of the house is fitted with a timber fireplace with marble hearth. Double doors open from here to an open-plan kitchen-cum-breakfastroom. Smart alder wood kitchen units come with integrated appliances, including a fridge freezer, washer dryer, dishwasher, steel fan oven, gas hob and extractor hood.
Pale terracotta wall tiling is also standard. Timber French doors open from the kitchen area to a decked terrace and good-sized lawned back garden, south-facing and with a garden shed. Stairs, landing and all the bedrooms are fitted with carpets in a neutral tone. Wardrobes in light timber are also fitted in all bedrooms.
In the three-bedroom houses, an en suite shower room leads off the main bedroom. The nine houses are ready to move into as soon as the paperwork is completed.
A management company will take over the maintenance of the grounds, for an annual fee not yet decided.
Viewing is by appointment with Neil Harper and Arthur Davis of Harper O'Grady.
