No more milking it for the Old Dairy

At the end of 2005, just as the boom was going into overdrive, Church Hill House at 12 Ballymun Road, Glasnevin, sold for €2.16 million. An early 18th-century two-storey over basement house on a quarter of an acre, and in need of complete refurbishment, it was featured on RTÉ's Aftershock: Where to now? in 2010. Known locally as the Old Dairy, the house was subsequently put on the register of protected structures, and by 2010 it was back on the market asking €795,000, but with planning permission to extend and refurbish. Buyers weren't quite queueing up in an ailing market for a listed refurbishment project, and the planning permission has now expired.

It is back on the market with another price cut, through Lisney, with an AMV of €250,000 – about an eighth of its price eight years ago. The auction is on June 26th. The double-fronted 319sq m house is now boarded up and has the remains of the old cow sheds that were part of the dairy to the rear. It has four bedrooms and needs a complete overhaul, probably costing upwards of €500,000.
