The first of four office blocks at Lakepoint Office Park in Mullingar is scheduled to be ready for fit-out this September, and ready for occupation before Christmas.

Joint agents Hamilton Osborne King and Insignia Richard Ellis Gunne are actively seeking a tenant or purchaser.

Located on the N4 Mullingar bypass, the first block has a floor area of 25,555 sq ft and the joint agents are quoting a rent of £12 (15.23) per sq ft.

This space would be ideally suited as a corporate headquarters in its entirety, or could alternatively accommodate tenants requiring smaller office suites. Building design is flexible so the space can be subdivided into smaller offices ranging from 1,550 sq ft. Hamilton Osborne King and Insignia Richard Ellis Gunne expect a high level of occupier interest.

On completion, Lakepoint Office Park will extend to 100,000 sq ft in four blocks. The office accommodation is part of the larger Lakepoint Retail and Business Park in close proximity to Mullingar town centre.

The first phase of the retail park is now nearing completion, with four of the units now trading. Atlantic Homecare is the anchor tenant.

Other tenants of the retail park include Rocca Tiles, Village Furniture and World of Wonder. The remaining units are under active negotiation.

The first office block is a modern low-rise building set out around an atrium, ensuring good natural light to promote an attractive working environment. Building specification include raised access platform floors, double height reception area and full services. There is extensive parking available in the facility both for the offices and retail customers. There is also a residential element to the Lakepoint development, where all of the units have been sold. Mullingar is increasingly becoming a popular location for young couples looking for affordable housing within commuting distance of Dublin. Mullingar enjoys a pivotal position at the centre of a major infrastructural point of confluence between road and rail links to Sligo, Longford, Galway and Portlaoise.
