DUBLIN 18: FROM €250,000TWO SHOW apartments will be on view this weekend at The Gallops in Leopardstown, Dublin 18, a scheme which was started 15 years ago by Park Developments.
This new phase of apartments has one, two and three-bedroom homes starting at €250,000 for one-beds (50-55sq m or 539-598sq ft); €275,000 for two-beds (77-101sq m or 829-1,091sq ft) and €350,000 for three-beds (106-129sq m or 1,148-1,388sq ft).
The age of the scheme has meant that prices over the years have reflected the market and, not surprisingly, costs have come down considerably. Two-bedroom apartments in the part of the scheme where the current phase is for sale sold for €490,000 at the end of 2006, they had dropped to €398,000 by the beginning of 2008 and are now €275,000.
The homes in this latest phase are in a four-block section called Mimosa. Weaver’s Hall is the last block to be built here.
The show apartments have been fitted out by Natural Interiors and Duff Tisdall. Natural Interiors did the one-bedroom apartment on a second floor, measuring 50sq m (538sq ft) to show what could be done with the smallest apartment available.
Duff Tisdall took on the two-bedroom apartment, also on a second floor. The bathrooms in both schemes were designed with hotels in mind and have brown speckled granite-topped vanity units with walnut cupboards, and mirrors in three panels which open up to reveal storage behind. The kitchens have grey/cream floor tiles and a grey-and-white speckled granite worktop. All appliances, including microwave, are included.
The two-bedroom apartment has a livingroom with floor-to-ceiling wraparound windows.
There is underfloor heating (buyers will be choosing their own flooring in the hall and bedrooms).
There are views of the grounds, complete with water feature, landscaped by Brady Shipman Martin.
The apartments are not far from Sandyford Luas station and, when the Luas extension is complete, will be within five minutes’ walk of three stations. The homes are also five minutes’ walk from the Leopardstown Shopping Centre.
Annual management fees range from €1,550 to €2,625.
