The final phase of apartments in the Mount St Anne's development in Milltown, Dublin 14, is being released this week with prices starting at €505,000 for a one-bedroom apartment. About 70 units are being launched today, after dozens of units were sold pre-launch earlier in the week.
Two-bedroom units start at €715,000; three-bedroom apartments from €905,000 and the penthouses at €1.05 million. A space in the underground car park will set buyers back a further €25,000.
The apartments on sale are in two blocks, Temple Hall and Cowper Hall. There is a third block also under construction but this will not be available for sale.
St Anne's is a large development spread over four acres with upwards of 700 units. It's not entirely complete, as a crèche and some houses are also planned, but there's no denying that Park Developments and its architects O'Mahony Pike have made the most of this well-located former school.
It is beautifully landscaped and laid out with interesting-looking buildings that are a mixture of houses and apartments; it all feels very spacious, airy and undeniably upmarket.
Despite Mount St Anne's size, there is only one entrance and it opens out onto Milltown Road.
The various phases of Mount St Anne's that have come on the market over the past five years have sold well, to the usual mixture of well-heeled professionals and downsizers as well as investors.
The Luas is a significant selling point - residents have access out onto a path leading to the station via a private gate. There are a total of 59 units in Temple Hall, a four-storey block and 44 units in the slightly smaller Cowper Hall, again a four-storey block.
The specifications in the apartments include gas-fired underfloor heating and kitchens with granite worktops and integrated appliances.
For storage, there are smart built-in wardrobes, deep hot presses and utility rooms and good en suites.
Attractive details include solid oak internal doors and floor-to-ceiling windows in livingrooms and bedrooms.
All apartments have balconies or terraces; inevitably, the wraparound terraces in the penthouses are the most impressive.
Many of the apartments have what is called a winter garden, basically a glazed-in balcony with a window system that allows the space to be fully enclosed or opened up.
The penthouses feature Jacuzzi baths and German Siematic kitchens with Gaggenau appliances.
The one-bedroom apartments - from 53.8-54.6sq m (579-588sq ft) - are on the ground floor up to the third floor.
Two-bedroom units - from 81.4-95.9sq m (876-1,032sq ft) - and three-beds - from 115.8-116.5sq m (1,246-1,254sq ft ) - are at the ends of the two blocks.
The two and three-bedroom penthouses are 90.1-158.3sq m (970-1,704sq ft).
The views are something buyers should consider. Good ones are in the apartments at either end of the blocks, looking out towards Milltown road or over Alexandra College's playing fields. The best are those that look out towards the Dublin mountains.
