ONLY one floor of 4,800 square feet out of a total of 27,000 square feet remains available in Huguenot House, the 26-year-old office block on St Stephen's Green, which has been remodelled by Mr Sean Mulryan's Ballymore Properties group. Mr Mulryan bought the block just as the office market was showing its first signs of recovery. After turning down the Office of Public Works for the entire 27,000 square feet, because it wanted five-year break options, the new owner has now found tenants for all but the first floor The first few tenants agreed terms at £16 per square foot but subsequent lettings have been at £17 and £18 per square foot.

The tenants will include the Irish-Canadian company Quasar, which is taking 4,800 square feet; Tandem Computers Adare Printing and News International. The block, which adjoins the Shelbourne Hotel, has 32 car-parking spaces, which are rented at £1,200 per annum.
