Co WicklowTwo, three and four-bedroom homes going for sale today off the plans in Kilcoole, Co Wicklow, can only be bought by people resident in the county or currently in full employment in the county.
The restriction, which has been imposed by Wicklow County Council, is designed to ensure that the houses meet local rather than regional needs.
The selling restriction was introduced "to ensure the development meets with the requirements of the Strategic Planning Guidelines and the County Development Plan", according to selling agents Sherry FitzGerald New Homes.
The agency is taking bookinga at its showrooms on Morehampton Road in Donnybrook for 30 of the 98 houses which are due to be completed from the late spring of 2004. Prices will range from €249,950 for two-bedroom units up to €385,000 for four-bedroom detached homes.
The siting of the homes in Kilcoole will be a strong selling point because apart from the attractions of living in an old world village, purchasers will also be a short distance from Druids Glen golf resort, which has greatly benefited from the opening of the Marriott Hotel.
Kilcoole has a good mix of shops, pubs and restaurants and while the seemingly relaxed lifestyle will appeal to many, Kilcoole also has good transport links to the city. Many of the commuters travel to and from Dublin via the DART at Greystones. Those using cars are also to benefit from the ever-improving M11 nearby and from plans to link it up with the M50.
Designed by architects Bernard J Burke and Associates, Woodstock will be laid out on traditional lines with a good mixture of semi-detched and terraced houses with separate driveways for each home.
The selling agents have promised that the houses will be finished to a high standard with attractive brick fronts and good- sized windows.
Those booking homes will be able to tailor some of the internal features to suit their needs. The fit-out will include double glazed windows, Nolan-fitted kitchens and custom fitted wardrobes.
Two-bedroom houses with 74.3 sq m (800 sq ft) are priced from €249,950; three-bedroom homes with 99.8 sq m (1,075 sq ft) will cost from €289 ,950, while four-bedroom semis with 111.4sqm (1,200 sq ft) will be available from €314,950. There will also be a number of four-bed detached units from €385,000.
Tower Homes, which is handling the development, has carried out a range of topnotch schemes in recent years, including Claremont Pines in Foxrock, Palmerstown Grove in Milltown and Abberley in Killiney. More recent developments include Hayden's Park and Tullyhall in Lucan and Oak Glen on the Southern Cross Route.
