ONE of Dublin's best known retail investments at 1 Lower Pembroke Street has been sold for £800,000 by Gunne Commercial. The building is let to O'Brien's Sandwich Bar and Spectra Photo on leases which have 30 years to run. The rent roll of £38,760 will produce a net initial yield of 4.47 per cent after the purchaser's costs of 8.42 per cent. According to Stefan Foster of Gunne, the property is likely to show good rental and capital growth.
