Dublin 8/€700,000: Kate McMorrow looks at a penthouse in a former warehouse.

Architect Pascal Mahoney and his wife, actor Rachel Dowling are selling their one-bedroom loft penthouse at one of the city's trendiest addresses. Billy O'Sullivan & Associates is quoting €700,000 by private treaty for 38 The Warehouse, off Clanbrassil Street in Dublin 8.

As close as you can get to New York loft apartments, The Warehouse was converted from the old Crowe Wilson textile factory in the late 1990s and immediately attracted an artistic clientele. A number of well-known figures in the entertainment and design industry have set up home here.

Number 38 was acquired by Pascal Mahoney as a bare shell and configured to a top specification, with wonderful original oak parquet floors, designer kitchen and bathrooms and extensive custom-made storage. A second bedroom was sacrificed to create a huge bright sittingroom.

Glorious views over the rooftops to the Dublin Mountains is one of the best aspects of this penthouse, which enjoys a south/south-west orientation.

The 106 sq m (1,141 sq ft) penthouse has none of the vast emptiness of a typical warehouse conversion, its cosy two-storey layout more closely resembling a traditional house.

Nooks and crannies are fitted with bookshelves, CD storage and glass shelves. Doors open from here to a flower balcony and the flooring is polished oak. A double bedroom at this level has floor-to-ceiling wardrobes.

The bathroom is luxuriously laid with Italian stone on the floor and vanity top, with blue mosaic wall tiling. The shower screen is built from glass blocks.

A curved oak staircase ascends to the upper level, where a blue-grey Danish kitchen has glide-out storage and a full range of appliances. A utility area has been created in the rear hallway, where there is also a guest toilet and a third decked balcony.

Open-plan with the kitchen is a bright oak-floored diningroom with a wall of windows opening to the main deck.

Views across the city are superb - you can see the Sugarloaf clearly and night views are equally spectacular.

Resplendent with Rachel Dowling's collection of wisteria, clematis and lavender in tubs, the deck is private and broad enough for dining out.

A south/south-westerly orientation means there is sun most of the day from this vantage point.

A large walk-in storage area off the diningroom is ideal for bicycles, sports gear and family paraphernalia. Just three apartments are off this top landing, served by a lift from the ground floor.

The management charge of €1,200 includes a concierge service and parking.
